What does “off-market” mean here?

Property sold outside the main listing portals: receivership and Execution Office sales, banks’ own sale pages, and Israel Land Authority tenders. The notices are public, in Hebrew, and spread over dozens of sites.

Can a foreign buyer bid at a receivership sale?

The Execution Regulations set no residence condition. Two limits apply: on Israel Land Authority land, a transfer to a foreigner needs approval, execution sales included (Israel Lands Law, s. 2A), and a non-resident pays the investor purchase-tax rate. Our guides cite each paragraph.

Is this a valuation or investment advice?

No. It is an analysis of public data. A valuation (shuma) is reserved to licensed appraisers, and every offer should go through your lawyer.

How fast do I get a new property?
