Terms of service

1. The subscription

USD 42 per month, billed monthly by our payment provider Lemon Squeezy, which acts as merchant of record. Cancel anytime from the link in your receipt; access stays open until the end of the paid month.

Each working morning (Sunday to Friday, never on Shabbat or Jewish holidays) subscribers receive the full file of each property that passed our filter: address, block and parcel, exact price, deadline, source link and our analysis when it is complete.

Files are for your personal use. Republishing or reselling them, in whole or in part, ends the subscription without refund.

2. The one-off analysis

NIS 390 (about USD 105) for one property, delivered within 24 hours on working days: comparable recorded sales, price per m² against the area, yield if let, worst case and a verdict.

It is an analysis of public data, not a valuation (shuma) and not advice. If you need a valuation, we recommend a licensed appraiser.

3. Non-circumvention

When we give you a one-off analysis or accompany you on a property, we may introduce you to people you did not know: the receiver, the seller, a lawyer or a co-investor.

You agree not to use these introductions to complete a transaction on that property, or on another property of the same seller, while bypassing us, for 24 months from the introduction, yourself or through a related person or company.

Accompaniment on a transaction is only provided under a separate written agreement signed by both parties, which sets its price and conditions. Any compensation is due only as set in that agreement and as permitted by Israeli law.

4. Liability

We take care that every figure is sourced. Sale notices change and can be withdrawn without notice. We are not liable for a decision taken on the basis of our files; the source notice and your own advisers prevail.

5. Law

These terms are governed by Israeli law. The competent courts are those of Jerusalem.
